The Bank Owned real estate listings - some are on the market for sale and some are "in process". Evictions and waiting out "official" lease agreements are a couple of reasons why those REO and Bank Owned are not on the market yet.
The Pre Foreclosures are those homes which have had a notice of default filed on them. The NOD typically happens and is recorded approximately 90+ days after the last payment was received on the mortgage. The NOD can be applied and recorded by the 1st lien holder - the 2nd lien holder or even someone else, like an HomeOwners Association.
